To deliver a premier restaurant fit out within the basement of The Botanic Gardens Garage on Vinicombe Street in Glasgow’s West End. A compressed programme period of only 12 weeks ensuring the Client benefited from the much sought after and lucrative Christmas trading period.
Public highway restrictions and working within the confines of a basement location, proved challenging with the added complication of a new floor screed being installed.
The project was further complicated with other tenants operating within the upper floors of the building who were to be assured of minimal disturbance whilst they continued with their day-to-day activities This required a heightened awareness of both noise and vibration activities and as such our programme had to be flexible enough to absorb adjustments in our methods of working at very short notice.
GMACK C&D Limited would have to be both proactive and reactive relying heavily on their knowledge and experience to meet the challenge set.
With our hands-on approach and early interrogation of the proposed design, coupled with progressive workshops and the careful selection of the sub-contractors and suppliers we drove design freeze from an early date and where issues arose around this, numerous site visits were attended by all senior personnel to ensure that manufacture and materials procurement periods were kept to an absolute minimum.
With the extreme public highway restrictions and the associated difficulties of siting the welfare and accommodation, a full welfare “village” was constructed which allowed all design team and sub-contractors to work in close liaison with each other to ensure timeous resolution of site problems as they arose.
By gaining a detailed understanding of the Client’s requirements and actual needs, we determined very quickly the bespoke and critical path items and with continuous engagement with key members of the supply chain, together with the Client’s own direct contractors, we ensured that the most efficient methods of construction and installation were adopted.
By close cooperation and support of the numerous trades of electrical, mechanical, plumbing services to the new resin flooring, fire-rated screens, partitions, wall linings, tiling and bespoke manufactured joinery – we transformed the previously derelict Category A-listed building into a new South East Asian inspired innovative restaurant.
An exceptional restaurant fit-out that compliments the unique, stylish and exciting food now being delivered in the heart of Glasgow’s West End.
Preserving the character of the building, this restaurant will serve the local community’s needs for many, many years to come.
