The Challenge
Working within a live hotel environment to deliver the fit-out of the main restaurant, public areas, bar and full toilet refurbishment works at the stylish and boutique Malmaison hotel in the centre of Aberdeen.
The Client recognised the need for a coordinated approach by all parties, including the Hotel’s Projects and Operations Teams together with other nominated contractors. Following an extensive tendering process, GMACK were appointed to ensure such approach would be given absolute priority.
With the environmental and commercial pressures of working within an extremely busy and popular hotel, it was paramount that GMACK adhered to the strict timescales and restrictions to deliver the overall project whilst maintaining undisturbed hotel business operations.
The Solution
From immediate appointment GMACK work hand in hand with the Hotel Projects Delivery Team to identify alternative solutions to initial proposals whilst still achieving the Client’s overall expectations. Such proposals included resequencing of operations as necessary and providing value engineering solutions where appropriate. Early and continued co-ordination and open communication with nominated subcontractors and suppliers proved invaluable in achieving completion within the shortest possible timescales.
Careful and considerate planning, and splitting the project into two separate phases, allowed the hotel to continue with normal operations. With the use of zoned areas, this also allowed the bar area to service the restaurant whilst the first phase of works were completed.
Greater flexibility of site operating hours and adjustments to daily operations at short notice ensured the hotel guests experienced the least amount of disruption for the duration of their stay.
Control measures and safe zones had been established linking key areas allowing both guests and operatives to navigate their way through the hotel in a safe and controlled manner.
The Result
GMACK successfully completed the overall project within the predetermined timescales whilst maintaining Hotel Projects Delivery Team expectations and coordinating and incorporating all client nominated contractor works.
Hotel staff, guests and visitors can now enjoy a fresh and vibrant cocktail within the newly refurbished MalBar or experience one of the hotels iconic dishes in the newly created warm atmosphere of the Chez Mal Brasserie.
